The Marshall Block Building


Developer’s Vision:
The Marshall Block Building is a new amenity driven Class A office building located in the heart of the Central Business District. The building is comprised of approximately 130,000 sq ft of class A office space, 17,000 sq ft of retail space and a parking structure. This development when complete will change the face of the Central Business District. The ensuing new construction will transform Wisconsin Ave into the major commercial artery it once was. Additionally, it will provide the desperately needed thoroughfare to connect the Historic Third Ward with the Central Business District. The new building will be designed so that it is aesthetically pleasing, sophisticated and of the highest quality - - all while being functional, efficient and flexible in efforts to meet the end user’s needs at a competitive rental rate. Many of today’s large office Tenants’ define quality as sophisticated systems and comfortable, functional offices. These same users are able to realize significant savings in ongoing operational costs due to the efficiencies in their new space. Specifically, these savings are a direct result of: more efficient floor plates and Tenant build outs, advances in HVAC, lighting, superior data lines (fiber) and state of the art window systems helping to conserve energy.

Design:
The building concept utilizes a strong vertical presence with multiple glass fenestration planes cascading to a dynamic corner at the intersection of Wisconsin Ave. and Broadway St. The retail corner is rounded to attract pedestrian traffic, yet projects upward to the roof form to give the building a prominent identity. The north façade uses layer glad behind a brick lower band which follows the fenestration scale of the Johnson Bank building and surrounding context. The upper floor enlarges vertically on the north for partner offices, conference rooms and an outdoor deck facing Lake Michigan. A strong cornice line and a base-middle-top design on the main feature places major emphasis on the most prominent streets.

The Marshall Block Building will be nothing short of Milwaukee’s finest Class A mid-rise. It will include efficient spaces, abundant parking, ease of access, a multitude of amenities and more. Specifically speaking, the Building shall boast the following amenities:
  • Efficient spaces – a floor plate of 24,000 – 27,000 RSF
  • A private gym with male and female locker rooms, thus providing Tenants the ability to exercise without entering the elements.
  • 2 parking stalls per 1000 sf leased along with easy ingress and egress.
  • High end retail space designed and leased to provide amenities for the tenants of the Marshall Block Building.
